All realtors know that the three most important considerations in real estate are: location, location and location. Not being in the house moving business there is nothing that we or you can do about the location of your client's property. There are an abundance of homes on the market today, all vying for the attention of what is unfortunately too few prospective purchasers. |
As real estate professionals, you know all too well, that getting the prospect to view the inside of the home begins with CURB APPEAL! We at GenEx are in the curb appeal business.
How important is curb appeal? According to a Wall Street Journal Report, the lawn and landscape of a home is not only capable of greatly reducing the market sales time of a home, but of returning a profit of 100% on every dollar spent by maximizing the sales price.
Smart Money magazine determined that a lush lawn and landscape enhanced a home's value upwards of 11.3%!
Money magazine says that an attractive lawn and landscape can be one of the most cost-effective ways to boost your home's curb appeal.

Once your prospective purchaser is inside the home, roaches, fleas or other insect infestation can sour an otherwise interested prospect against the property. They often surmise that if the current owner allowed this condition to continue, there were probably other uncorrected problems with the condition of the home as well.
Now, let's say that the Seller has maximized the curb appeal maintained the home well, and kept it insect free and your prospect makes an offer which is accepted.
In addition to the appraisal, survey and loan approval (which we cannot assist with), you also need a Wood Destroying Organism (WDO) Report, commonly called a Termite Report. Having fun yet? You're the one who wanted to be in the real estate business!
Yes, our highly trained WDO inspection specialists will perform the inspection, prepare the necessary report, and deliver it to you and the title or escrow agent.
